Picture this!  You are finally ready to sell your home after months of thinking about doing it.  You go online to find what is what when it comes to selling your home.  Boom!  You are hit with hundreds of possibilities.  How do you know where to even start?  

We have done the hard work for you by listing out our favorite tech tools to help you sell your home.  In addition, we add our own tidbits of advice on how to get your home sold.  Our hope is that these tools will aid you in getting you through the process more efficiently and easily.   

Here are the seven tools.  Be sure to let us know when you are done looking over these tools.  We would love to help you further with the selling of your home.   

1.  3D Video Tours – If you have not seen one of the 3D tours of a listing yet, you need to check one out (you can do so here at one of my last listings).   These tours bring the property to life for buyers who just want to see what it looks like without necessary going out to the property.   Whenever I do a “virtual tour” of one of my properties, I always feel like I am in one of the video games that my son likes to play where you are seeing the action from the point of view of the character in the game.   These tours are usual done by local real estate photography companies for an additional fee.   They use a special camera called a Matterport and it is even cool to watch them do it.  When you are selling your home, be sure to ask your real estate agent to include this in their package (we do at no additional cost to the seller) and ask to hang around to see it done.   

2.  Virtual Home Staging – When it comes to selling your home, it is all about the presentation.   Many sellers will pay for a professional stager to come into the house and help the home owners get their home looking perfect for prospective buyers.  These professionals charge a pretty penny, however.  How can you show your home in the best light without breaking the bank.  You might want to try virtual staging.   With this service, you get pictures that show each of your rooms in the best light when buyers are first looking over your home, through the pictures you provide to them online.   Each picture can cost up to $50 so it is still not cheap, but you could do 20 great pictures for a third of what most professional stagers charge for their services.   Check out an example of a vendor that offers these services.  Reality 360 imaging  provides this service in addition to a wide variety of other services (including a Matterport 3D virtual tour).   

3.  Edocuments  – The days of signing paperwork with the realtor at the kitchen table has gone the way of the typewriter and 8-track players.   We still seeing people using these older techniques, but a majority of people are using electronic document management along with esignature functionality to sign all the legal paperwork required when selling your home.   Most of the time, your realtor will have a subscription to one of these services like Docusign and Zipforms.   These are relatively easy to use and protect your credibility of the esignatures through locking the file from any future changes.  You can sign these documents using any number of browsers on any number of platforms including your smart phone.   It has made the process of selling your home much easier than before.    

4.  Social Media – You might wonder why I would stick this tool on this list.  After all, social media is a common tool used by everyone.  Exactly!   With the advent of the social media networks, we have seen unprecedented access to buyers looking to buy a home.  It is easy enough to publish a post on anyone of the social media platforms that goes out to hundreds, even thousands, of potential buyers.  For example, Facebook allows you to easily post to several buy and sell pages with one post versus having to go from page to page.    Facebook has realized that people are using their product heavily in real estate and have even started to offer more services to realtors to allow them to better advertise their listings.   If you don’t use social media now, you might want to start practicing before you sell your house.   

5.  How much is my home worth? – This question always seems to draw the most interest from sellers whenever I sit down to go over the listing with them.  After all, we all want to know how much money we will be making with the sale of our homes.   If you do a google search on “how much is my home worth,” you get a variety of options, many of which are just vehicles for agents and investors to collect your information.  If you want a safe way to see how much your house is worth without too much salesmanship, try Zillow’s Zestimate (or any of the comparable services on the other major portals).   These services will put your estimate right next to your house address.  In the past, the algorithms to estimate price did not come close to the actual value.   We have seen a lot of improvement in the last few years and now I find that most are very close to the mark.   You will want to confirm the price with your realtor, but if you just want a general idea of worth, try one of the portals.    

6.  How much will it cost for me to sell my home? – Let’s all admit it.   You have to spend some money to get your home sold nowadays.   Even if you decide to not use a realtor (not recommended by this author), you will face some charges at the title company and even marketing costs.   If you want to see what it will cost, you will need to pick up an app from a title company that lets you easily plug in the numbers to see how much it will cost to sell your home.   This author uses Providence Title Agent to get a net seller sheet for the seller.   There are many available in the app store.  Just do a search for net seller sheet and pick which one you like the best.   It should be noted that these apps give good approximations of costs.  To get a solid number, contact a local realtor who can get their favorite title company to write one up for you with a much better estimation.   

DIY staging resources and guides – You might not have the funds to pay a stager to get your house ready to sell (or even virtually stage it).   Lucky for you, there are sites on the web today that take the DIY designer to the next level.  This author’s favorite is Houzz.    You can find specific design ideas from other homeowners or from experts.  Most of these design ideas on right on the money and can be done easily (but might still cost you something).   The photos alone are fun to look through to see what you can do to get your own house ready to sell.   You have to register for a free account for access and they do a pretty heavy sales job throughout the site, but if you can overlook this, there is no better site on the web to get DIY design ideas to help you sell your home.
